he properties are offered on a ‘shared equity’ basis and, on this particular development,  you may exercise the following options: 

·    You may purchase between a 50% to 90% equity share in a property in the 1st instance.  EG. If the open market value of the property is £115,000 and you wish to purchase a 50% equity share, you will pay £57,500.  You do not pay rent or repayments to the housing association on the remaining percentage.

·    You may increase your equity share at a later date by purchasing additional equity from the housing association (in portions of no less than 10%)

·    You may purchase the whole amount of equity outright from the housing association but this is normally restricted to the first 3 years of occupation

·    You may reduce your equity share by offering a portion to the housing association to purchase back (in portions of no less than 10%) if, for example, your circumstances change and you no longer can sustain the existing level of mortgage.  Please note, however, you will not be able to reduce your mortgage to less than 50%

·    You may sell your property back to the housing association and revert to a tenant paying rent

The amount of equity share you purchase will be based on your ability to provide an affordable mortgage, together with any savings that you may have.

For example, if the open market value of a property changes this will result in the equity share being adjusted to reflect this change.

As these properties are being sold on a 'leasehold' basis, they are subject to a service charge.  This calculates to £9.77 per week.


Amenities

There is a wealth of amenities in the area, including schools, post office, bank, local library and fitness centres.  As well as a wide range of shops there is a supermarket next to the development.

Transport
There is a regular bus service on your doorstep and train station nearby making the area great for commuting into Cardiff plus there is easy access to the M4 and M48.

 

How to apply
The housing association can only accept nominations made by Cardiff County Council.  Therefore, in the first instance, please register and request an application form from the council tel 029 2053 7366 or email LCHO@cardiff.gov.uk .

The Council will assess your application and eligibility, and if you are successful, you will be nominated to the housing association.
