The properties are offered for sale on a
‘shared equity’ basis and you may exercise the following options:
· You
may purchase between a 50% and 90% equity share in a property in
the first instance. Example: If the open market value of a property is £115,000 and you wish to purchase a 50%
equity share, you will pay £57,500. You do not pay any
rent or other repayments on the remaining percentage retained by
the housing association. You may repay the loan
voluntarily or upon future sale
· You
may increase your equity share at a later date by purchasing
additional equity from the housing association (in portions of
not less than 10%)
· You
may purchase the housing association's equity share outright but
this is normally restricted to the first 3 years of occupation.
The housing association will then remove its Charge registered
on the property
· You
may reduce your equity share by offering back a portion of
equity (of no less than 10%) to the
housing association who may purchase it if, for example, your
circumstances change and you no longer can sustain the existing
level of mortgage. Please note, however, you will not be
able to reduce your mortgage to less than 50% of the property's
value
· You
may offer your property back to the housing association who may
purchase it outright allowing you to remain in the property as a tenant paying rent

savings you may have.

Service Charge
Apartments are sold on a 'leasehold' basis and are therefore
subject to a service charge. The service charge will be
approximately between £7 and £10 per week but this will be confirmed
in due course. This contributes towards the cost of communal
lighting, cleaning and maintenance, grounds maintenance,
buildings insurance and ground rent.
Location
